Each state is different but for the state of GA. To become a real estate agent in Georgia, you must be at least 18, possess a high school diploma/GED, complete 75 hours of GREC-approved pre-license education, pass a background check, and pass the state licensing exam. The process, overseen by the Georgia Real Estate Commission (GREC), requires securing a sponsoring broker to activate your license.
A real estate agent is a licensed professional authorized to facilitate property transactions, while a REALTOR®️ is a real estate agent who is also an active member of the National Association of Realtors®️ (NAR). All Realtors are agents, but not all agents are Realtors. Realtors must adhere to a strict code of ethics.

Real estate agents are typically paid a commission which is usually split between the listing agent and the buyer’s agent. While historically paid by the seller, recent industry changes may mean buyers pay their own agents directly. Agents further split their share with their broker.
